Of the 7 condos that changed ownership so far in Jersey City downtown during November, Liberty Terrace at 25 Hudson Street, has achieved the highest sale price. Unit #607, a converted 2 bedroom 2 bathroom 1342 sq. ft. condo sold for $1,050,000 or $782 per sq. ft. in just 17 days. The price per sq. ft. is slightly less that one of the pent house units on the 9th floors that closed in October for $1,025,000 or $791 per sq. ft.
So far this year 12 condos have sold in the downtown building that enjoys interrupted views of the Hudson river and Statue of Liberty, and the price per sq. ft. has steadily increased. Unit #902, also on the 9th floor, achieved the highest price per sq. ft. to date of $823 or $750,000 for a 911 sq. ft. unit. This condo closed in August.
The price per sq. ft. of the condos that sold this year range between $612 and $823, with an average of $706 per sq. ft. The highest days on the market was 184, this condo sold for $612 per sq. ft., while the shortest time was 6 days for a pent house unit that fetched $684 per sq. ft.
