The highest list-to-sale price ratio of those sold was 118.7% for condo #2 at 325 4th Street, which fetched 118.7% or $545,000 of its asking price of $459,000. The condo changed hands in April. The next highest ratio was 116.8% for condo # 1103 at 45 River Drive South, James Monroe building, which sold at $618,000 of its asking price of $529,000. Unit #104 in the same building achieved the third-highest ratio of 111.0%.
Other top 10 buildings to achieve the highest ratios in downtown Jersey City were The Sutton at 10 Regent Street, 134 Morris Street, Hamilton Square at 232 Pavonia, Liberty View at 126 Dudley, The Metropolis at 270 Marin Blvd., and Dixon Mills at 341 Monmouth.
