Of the 221 total closed condo sales in Jersey City downtown, January through May this year, the average percentage of sold price to list price was 98.9%. Not surprisingly, the condos that performed the best are the units in the building closest to the waterfront and within walking distance to the PATH and ferries to NYC, and to restaurants. Buildings with doormen and amenities such as a gym outperformed buildings that do not offer these services to their residents.
47.05% or 104 condos sold in this period closed at 100% of their asking price or above asking price.
The highest price paid for a condo in Jersey City downtown was $2,690,000 for a condo at 77 Hudson. This unit sold at 96.1% of its list price. The second highest price paid was $1,665,000 for a condo at Crystal Point, 2 2nd Street.
