Jersey City downtown condo sellers getting 100% of ask price

Of the 174 condos sold in the Jersey City downtown area over the past 3 months, March 15 thru June 15, the average ask to sold ratio is 100%.

The highest ask to sold ratio is 116% for a 1 bedroom, 1 bathroom 525 sq. ft. condo at 135 Montgomery Street, Jersey City, which sold for $345,678. The asking price was $299,000.

The highest priced condo that sold over asking was $1,250,000 paid for 1603 sq. ft. 3 bedrooms 3 bathrooms duplex at 212 Washington Street. The unit sold at 104% of its asking price of $1,200,000.

The limited condo inventory is driving condo prices up in Jersey City downtown.

High rise condos low on sales in Jersey City downtown

54 condos sold in Jersey City downtown in May compared to 56 in April. Of the 54 that closed 34% or 18 were in the waterfront high rise buildings that offer amenities such as concierge, spas, gyms and club rooms. 35 condos of the 54 were sold at or above asking price

The Trump building at 88 Morgan tied with the new construction at 471 Monmouth as the most popular address for buyers in Jersey City downtown area. 5 units in both buildings changed ownership in May. 4 of the 5 sales at 471 Monmouth were at asking price or above. At the Trump only 2 of the 5 sales achieved asking price and above.

$838 the average price per sq. ft at the “A” condominium Jersey City downtown

Of the 6 condos sold so far this year at “A” building at 389 Washington Street, downtown Jersey City, the average per square foot price achieved is $837.66. The highest price per sq. ft is $901.06, achieved in March 2015.

The highest price paid for a 2 bedroom, 2 bathroom condo at the “A” is $1,105,000 for a 1366 sq. ft. unit on the 32nd floor. This sale closed earlier this month. A unit with a similar floor plan on the 19th floor closed at $999,000.

The highest price paid for a one bedroom unit is $680,000. The 771 sq. ft. condo on the 31st floor sold earlier this month.

Highest price paid for Liberty Terrace Jersey City downtown condo

Earlier this month the per square foot price for condos at the Liberty Terrace building, 25 Hudson Street, Jersey City downtown moved to$848.11. Unit 504, at 1297 sq. ft. closed for $1,100,000.

Until now the highest price paid per square foot this year in the building was $837, for unit 609 which closed @$1,200,000, and 1433 sq. ft.

In April unit 807 fetched $1,105,501. At 1342 sq. ft, the per sq. ft. price was $823.77.

Significant increase in average sold price for condos in Jersey City downtown

Buyers spent 36.40% more on a condo in April 2015 than they did in April 2014. The average sold price of a Jersey City downtown condo last month was $720,509 compared to a year ago when the average price was $528,217.

There was a 14.20% increase in the average sold price for condos sold in the area for the period May 2014 to April 2015 over condos sold the year before May 2013 to April 2014. The average sold price during the past 12 months was $624,358 compared to $546,742 the year before.

46% of Jersey City downtown condos closed at 100% or higher of ask price

124 condos in the Jersey City downtown area were sold between February and April 30 this year, of these 45.96% or 57 were sold at 100% or higher of ask price. Of the condos sold the highest percentage paid over asking was 112%, while the average percentage remained constant at 99% of list to sale price.

The highest price paid for a condo in the downtown area that sold over asking price was $1,350,000 or 104% of the asking price of $1,300,000 for a 3 bedroom 3 bathroom duplex at 108 Grand Street. The condo sold in just 2 days on the market.
