Jersey City Condo Sales

Five Jersey City condos changed ownership last week including a 2 bedroom one bath unit at The Portofino and a 2 bedroom 2 bath at Liberty Harbor.

The Portofino condo at 65 2nd Street which sold in 13 days went for $550,270, some $10,270 above list price, and $599 per sq ft.  It is located on the 13th floor.

The condo at Liberty Harbor at 299 Grand Street sold in 28 days and fetched $670,000, some $5000 less than asking price and $519 per sq ft.  The unit is located on the 2nd floor.

With 15 condos sold so far for this year in the Jeresy City downtown market there is every indication that buyers’ confidence remain high.

Of the 15 Jersey City condos that changed ownership, 11 or 73% closed at 100% or above their list price.  Among them, a 1420 sq ft unit at the Portofino building that went for $1,105,000, that is $6000 above its list price.  At Waldo Lofts, a 1136 sq ft condo sold for $657,101, some $14,101 above its asking price.

The Jersey City downtown condo market remains strong despite the Season and the weather.

Of the 11 condos that changed owners within the past week ending December 14, five were sold at 100% or above list price, including a 757 sq ft one bedroom unit at the “A” building at 389 Washington Street that achieved 100.07 of list price.  Included in this group too are units at the Portofino building and Gulls Cove.

Of the remaining 6 units that sold last week, 3 achieved between 98 and 99% of list price, among them units at the Gulls Cove and 77 Hudson.   The 3 remaining units that sold last week fetched 94 to 96% of list price.

Jersey City downtown condos sellers continue to reap the rewards of selling when inventory is low.

Of the 11 condos sold in the Jersey City downtown area during week ending November 23, two were from Trump Towers and one from the Mandalay on the Hudson building.  The Trump condos sold at 100% and 98% of list price, while the condo at Mandalay sold at 99% of list price.

Among the others that changed ownership last week condos at 77 Hudson, 105 Green and Crescent Court 443 2nd St. closed at 100% sale to list price, while three units at 700 Grove all sold between 97 – 99% of asking price.

20 condos in Jersey City downtown were sold for week ending October October 26 with prices ranging from $364,000 for 625 sq ft of living space  to $1,617,500 for 1376  sq ft.

Of the condos sold 1 is in the Shore Club’s Newport Parkway building which fetched a price of $856,000 and sold at 98% of list price.  Other waterfront sales include an 1106 sq ft condo at 105 Green Street which at $655,000 made 96% of list price, and one at the  Portofino at 65 2nd Street which sold slightly above list price at $695,000.  The Crystal Point building directly on the waterfront with uninterrupted views of almost everywhere was the highest priced sale at $1,617,500 and 104% above list price.

During the same period last week 20 Jersey City condos had accepted offers including condos in the Portofino building, 77 Hudson, Gulls Cove and the “A” building.
