Average sold price for condos for 12 month period February 1, 2015 thru January 31, 2016 increased by 16.24% over the same period the year before February 2014 thru January 2015. For 2015 to 2016, the average sold price was $745,041 compared to $640,943 for the year before.

The average days on the market for January 2016 decreased by 32% over January 2015. Overall there was no difference in time spent on the market over the past 12 months. February 2015 thru January 2016 the average time condos spent on the market was 35 days, compared to the same time, 35 days, for period February 2014 thru January 2015.

The highest price per sq. ft. at 77 Hudson this year was $1152 for unit # 3803, a 3 bedroom 2 bathroom 1510 sq. ft. condo, which lasted 37 days on the market before being sold for $1,740,000, just $9000 below its list price of $1,749,000

So far for 2016 – 4 condos were sold at 77 Hudson downtown Jersey city The median sold price was $900,000, while the median list price was $929,000. The median days on the market was 40.
