The pace of condo sales in Jersey City downtown has picked up despite a sluggish start and bad weather.
As of today January 29 there is only 1.57 months supply of condos on the market given the pace at which buyers are purchasing homes in the area. Currently there are 77 condos listed for sale in the downtown market and already 49 condos under contract in the last 30 days.
2 weeks ago there were 82 condos listed and only 38 under contract, or a 2.1 months supply of inventory.
The current Jersey City downtown market absorption is significantly less than it is for the entire Jersey City area which is at 2.52 months supply.

The per sq. ft price for the most recent closed sale at the Shore Club, 1 Shore Lane $815.64 is lower than October’s closed price of $847.65. 1335 sq.ft. – 2 bedroom, 2 bath unit # 2307 closed in November for $1,088,888. In October 1280 sq. ft. 2 bedroom 2 bath # 2110 fetched $1,085,000.
In Shore Club South, 20 Newport Parkway, November $ per sq. ft. also fell from October’s. 1420 sq. ft. – 3 bedroom 2 bath achieved $785.56 a sq. ft. when it closed for $1,115,500 in just 14 days on the market. One month before that 1 bedroom 1 bath 780 sq. ft. unit # 1709 made $857.69 a sq. ft. or $669,000.

The Trump Towers, 88 Morgan Street Jersey City downtown achieved its highest per sq. ft. price for 2015 @ $820.70. The 792 sq. ft condo unit # 4707 fetched $650,000 when it closed on November 10. The condo sold for cash in 27 days at 94% of its list price of $689,000.

Condos in the Jersey City downtown area are now taking longer to sell compared to a couple months ago when the pace of sales left buyers with one month’s supply of inventory in any given month . With winter approaching the pace of condo sales has slowed to 1.7 months supply of inventory. Currently there are 87 condos listed for sale in the Jersey City downtown area, and 51 condo sales pending.
The median days on the market for condos listed for sale in Jersey City downtown is 16.
Condo sales in the downtown area remain significantly better than condo sales in the rest of Jersey City. In Journal Square there are 2.8 months supply of inventory, in The Heights 2.6, Bergen Lafayette 5.0 and Greenville 4.6 months supply.

The price per sq. ft for the most recent condo sold at Jersey City downtown 77 Hudson building has risen to $1252.38 with the sale of PH 4704 on September 17 for $2,630,000. This is the highest per sq. ft. price so far for 2015, and the highest price paid for a condo in the building. This is also $111 higher than the 2nd highest per sq. ft price this year of $1141 which was achieved in February when PH 4805 closed at $2,000,000.
Both condos at 77 Hudson spent longer than the average days on the market for Jersey City downtown condos. PH 4704 spent 138 days before going under contract, while PH 4805 was on the market for 51 days.
20 condos have sold from the beginning of January. The lowest price achieved was $464,800. The lowest per sq. ft. price was $799.
