Gulls Cove Jersey City downtown condo sells at $907 a sq. ft.

An 1152 sq. ft. Gulls Cove penthouse condo sold this past week for $1,045,000 or $907 a sq. ft. This is the highest per sq. ft. price paid in the building since January this year. The condo is situated on the 16th floor at 201 Luis M Marin Boulevard, Jersey City downtown. It was listed at $999,000.

Of the 16 units sold in the Gulls Cove downtown Jersey City location this year, 3 sold in September., and all 3 sold over the list price.

The median sold price for 2016 is $825,000, the median list price $812,000. The highest price paid so far was $1,268,000. in July.

Average sold to list price for Jersey City downtown condos increased in the last 12 months

The average sold to asking (list) price for condos in the zip code 07302, Jersey City downtown increased by 0.29% for the period August 2015 thru July 2016, compared to the same time frame the previous year August 2014 thru July 2015. From August 2015 thru July 2016 the average sold to list ratio was 100.14% compared to 99.85% the year before.

However for the month of July 2016 the average sold to list ratio declined by 0.62% (100.35%) over July 2015 when the average was 100.97%.

Overall Jersey City downtown has the highest sold to ask ratio compared to all other areas in Jersey City including The Heights, Journal Square, West Bergen, Bergen-lafayette and Greenville.

15% increase in average sold price for condos in Jersey City downtown

There has been 15.40% increase in the average sold price of condos in the Jersey City downtown area for the year August 2015 – July 2016 compared to the year August 2014 – July 2105.

For 2104 through 2015 the average sold price for a condo in the Jersey city downtown area was $628,349. For August 2015 through 2016 the average sold price was $725,107.

In July 2015 the average sold price was $711,514 compared to July 2016 when the average was $755,723.

The Pier House, Jersey City achieves $848 a sq. ft., highest for 2016

The Pier House, a luxury condo building at 15 Warren Jersey City downtown recently achieved its highest sq. ft. price of $847.57.

The unit #421 – a 2 bedroom 2 bathroom 1030 sq. ft. duplex closed earlier this month at $873,000 some $13,000 above the list price of $860,000. The condo was on the market for 7 days.

The second highest price was $802 a sq. ft. achieved back in January for unit #312, a 2 bed 2 bath unit.

So far this year 4 condos changed hands at the Pier House Jersey City downtown. The median sale price was $934,000. The median days on the market 12.

$542 recent average price a sq. ft. at 700 Grove, Jersey City downtown

Since July to present the average price per sq. ft. at 700 Grove St., downtown Jersey City is $542.

The highest price per sq. ft. is $571, achieved at the end of July for a 709 sq. ft condo that closed at $405,000. Two other condos changed hands in the building during the same period @ $528 per sq. ft.

10 condos were sold so far for this year at 700 Grove Street, Jersey City.
