Two condos sold during first quarter 2023 at Shore Club downtown Jersey City

The pace of sales at the Shore Club North and South buildings in Jersey City downtown was slow for the first quarter of 2023 with only two closed units, one in each of the buildings.

At 20 Newport Parkway, Shore South, #507 a 3 bedroom 2 bathroom unit sold for $1,465,000 or 97.7% of its list price, after 81 days on the market. The 1610 sq ft condo closed mid March.

At # 1205 Shore North building an offer was accepted after 18 days on the market. The one bedroom one bathroom 840 sq.ft condo closed at the end of March for $700,000 over its list price of $698,000.

Of the 3 condos sold at the Mandalay during the first quarter of 2023, the average price was $768,000.

The highest price achieved was $1,170,000 for unit 409, a 1450 sq. ft. 3 bedroom 2 bathroom condo listed at $1,175,000

Only one condo changed ownership during the same period, January to March 2022. The 925 sq. ft two bedroom 1 bathroom condo sold for its list price of $750,000.

Increase in average sold price in Hudson County

There is an average 4.26% increase in the sold price for homes in almost all areas in Hudson County during the past 6 months, April 1 thru September 30, 2022 compared to the same period April thru September 2021. West New York and Harrison were the only 2 areas that experienced a decline.

Kearny, Weehawken and Hoboken had the highest sold prices. Kearny 42.88%, Weehawken 8.97% and Hoboken 7.98%.
