The real estate market isn’t fixed, it is constantly changing. The Jersey City downtown market has changed dramatically within the past 6 months, low inventory, multiple offers, offers above asking price. The experts predict that house values will continue to appreciate within the next year, they also predict that interest rates will also increase.

As a seller, increased interest rates mean buyers affordability decrease, which means fewer buyers for your home. As a buyer while it is tempting to look at everything before making a decision, you may find that the one you looked at a week ago is gone by the time you are ready to make an offer.

11 Jersey City condos sold in the past 7 days

Motivated buyers are still taking advantage of low interest rates and buying condos in downtown Jersey City.

11 condos changed ownership within the last week, among them 1 at the Trump Towers 88 Morgan Street and 2 units at the Portofino building 65 2nd Street. The Trump sale, a cash deal went for 96% of its list price while the Portofino condos both went for 98% of list price.

The highest price sale was at the Sugar House at 714 Washington Street, a 1400 sq ft 2 bedroom 2 bath which was sold in just 16 days at 99.6% of its list price. Other condos sold included units at 77 Hudson, 311 Washington, and Dixon Mills 227 Christopher Columbus.

Decking your Jersey City home for sale during the holidays

Is a signed buyer’s contract on your Holiday wish list? Well if your Jersey City home is on the market it is possible that your wish could become reality. True there are fewer showings during the holidays, and fewer buyers too. The buyers who are out house hunting during the wintry days are usually very serious about buying. Moreover they are more relaxed and in a better mood and are ready to really pay attention to your home when they walk through.

This is the time for Jersey City sellers to pay attention to preparing their homes for the motivated buyer. Go ahead and deck the halls, it makes for a warm, inviting look, but deck the halls with restraint. Use colors sparingly, stick to 2 or 3. Silver, gold and white are classic colors and look pretty at all times. Don’t go over the top with ornaments, wreaths and garlands. Too many decorations can hide the beauty of your home, and distract buyers who are looking at walls, floors, windows and room sizes. A distracted buyer won’t buy your home, they leave quickly and move on to the next house on the market.

Finally beware of displaying decorations specific to your religious beliefs or culture, the next motivated and financially prepared buyer to walk through your door may not share the same beliefs as you do, and will therefore be less likely to see themselves comfortable in your living space.

Jersey City new listings and sales

Eleven condos in the Jersey City downtown area came on the market for week ending October 19, while 19 condos have accepted offers during the same week and are now officially off the market. Of the new downtown listings to hit the market 2 condos are in the 77 Hudson building and 1 in the “A” at 389 Washington Street. 8 of the 11 new condo listings are under $500,000. Of the 19 Jersey City downtown condos with accepted offers, 3 got under contract within the first 7 days, and another 3 within the first 2 weeks. A total of 13 of the 19 new listings or 68.4% got under contract within 30 days of being listed. This means that buyers confidence in the market continues to be strong and there are more buyers than new listings. Thinking of selling? This is a great time to list your Jersey City condo.
