Unit # 1903 – 2 bed 2 baths, 1170 sq. ft., condo at Mandalay on the Hudson sold this past week for $999,999, or $855 per sq. ft.
This is the 2nd of only 2 sales at the Mandalay listed on the MLS for 2016. The other unit # 407 – 1 bed 1 bath, 697 sq. ft., closed in June at $955 per sq. ft., or $665,812.

According to the Hudson County MLS there is very little change in condos sold in Jersey City downtown zip code 07302 for the 12 month period June 2015 thru 2016 compared to June 2014 thru 2015. During the past 12 months Jersey City downtown recorded 741 condos sold. For the 12 month cycle June 2014 thru 2015 – 732 condos were recorded as sold.
This change is minimal compared to Jersey City Heights and Bergen Lafayette areas in Jersey City where records show 31.19% and 30.30% increase in sales for 2015/2016 compared to 2014/2015.

The average days on market up at Trump condos Jersey City downtown
Despite more closed condo sales at Trump Towers, Jersey City downtown, the average days on the market for listings increased in May compared to April, 2016. So far for this month the average time condo listings spent on the market before attracting an offer was 37 days compared to 18 days in April.
The average sold price also decreased in May to $822,962 compared to April at $892,750.
6 condos changed ownership at Trump Towers, 88 Morgan Street, Jersey City downtown so far this month compared to 4 for the month of April.

April Condo sales less than previous month in Jersey City downtown
In April so far 30 condos have sold compared to 33 the same period in March, 1 thru 26, in the downtown area of Jersey City.
The average sold price increased in April $734,195 compared to March $700,769. So too did the average list price which increased to $739,215 over March $705,445.
The average time taken to sell a condo in the zip code 07302 decreased in April with average days on the market 32 compared to 35 the previous month.

The average sold price of a 2 bedroom 2 bathroom condo at the Shore Club, 1 Shore Lane, Jersey City remains the same for the first quarter of 2016.
Of the 3 like condos sold to date since January, @ 1280 sq. ft., the sold prices range between $995,500 and $999,000. All 3 condos are on higher floors 10 and above.
Only 4 condos changed ownership at 1 Shore Lane since January 1. The 4th unit @ 2255 sq. ft. on the 6th floor was sold for $1,455,000, that is $645 per sq. ft., compare to $780 for the other 3 condos.
