$883.83 is the average per-square-foot price for condos sold in 2023 at the Mandalay building in downtown Jersey City.
Of the 16 condos sold in 2023 at The Mandalay in downtown Jersey City, the average price per square foot was $883.83.
$918.84 was the average for one-bedroom units, $844.13 was the average for two-bedrooms, and $806.90 was the average for three-bedrooms.
The highest sold price for a one-bedroom was $700,000. For a two-bedroom, it was $1,080,000. Only one three-bedroom condo closed in 2023, and the sold price was $1,170,000.

The year-to-date average sold price in some Jersey City downtown luxury condo buildings decreased by approximately 9% overall compared to the same period in 2022.
Year to date January 1, 2023 to present saw a decline in the average sold prices for condos in some of the luxury buildings in downtown Jersey City, compared to the same time last year.
At 88 Morgan, the average sold price year-to-date 2023 was $841,881 compared to $947,892 the previous year.
At the Mandalay, 20nd Street, the average for 2023 was $770,333, and for 2022 it was $858,500.
The A Condominium, 389 Washington Street, was less affected. In 2023 the average year-to-date sold price was $903,166 compared to $941,461 in 2022.

Condo sales during October in downtown Jersey City reflect less days on market and higher average sold price in 2023 compared to October 2022.
Only 38 condos in downtown Jersey City changed owners in October this year compared to 41 in October 2022. The average price paid this year was $933,239 compared to $813,539 in October 2022.
The highest sold price in October 2023 was $2,375,000 for a 3 bedroom 3 bath condo at 75 Park Lane South, Jersey City Downtown compared to October 2022 when a 2 bedroom 2 bath condo at the same address sold for $1,500,000.
The average days on the market for October this year was 34 compared to 49 the previous year.

The highest price paid for a condo sold during August was $1,680,000, for a 2 bedroom 2 bath unit at 99 Hudson that sold in just 9 days on the market.
The average price paid in August was $831,568. The average days on the market was 21.
During the same time last year August 2022, 54 condos were sold on the open market. The average price paid was $895,468, and the average days on the market was 31.
