$600 – $800 per sq. ft. for Portofino condos Jersey City downtown

Of the 13 condos sold so far this year at the Portofino building, 65 2nd Street, Jersey City downtown, 6 units closed at and above $700 per sq. ft.

Of those closed the “11” eleven line yielded the highest per sq. ft. price closing in May at $796 for unit #611, this was also the highest $ per sq. ft. for 2015. Unit # 2111 achieved $751 per sq. ft. when it closed in January and the 3rd highest $ per sq. ft so far for 2015.

Condo # 2302 sold at $788 the 2nd highest $ per sq. ft.

The Portofino building allows easy access to the PATH train.

Crystal Point condo Jersey City downtown sold at $1356.67 per sq.ft.

Crystal Point Jersey City downtown has broken its per sq. ft record price set just 2 weeks ago. Closing just 4 days ago, unit # 3505, only 17 days on the market, set a new 2015 sold price record, closing at $1365.67 per sq. ft. The 1371 sq.ft. unit was a cash sale. It surpassed the record set earlier this year of $1141 per sq. ft. for unit 3105 which sold in April. That condo was on the market for 55 days.

Earlier this month unit # 904, a 1050 sq.ft. condo closed at $938 per sq.ft. This unit spent no time on the market and sold for cash as soon as it hit.

8 units at Crystal Point, located at 2 2nd Street, Jersey City downtown condos changed ownership this year. Other sales include: #3207 @ $894 per sq. ft.; unit # 1206 @ $859 per sq.ft.; unit #1601 @ $835: unit # 1501 @ $840: and unit # 2008 @$ 828 per sq. ft. 4 of the 8 units sold this year are cash sales.

Crystal Point boasts exclusive water views with no land separating the building from the Hudson River and uninterrupted views of Manhattan. It is one of a very few buildings in Jersey City downtown that have this privilege and the newest on the market.

57% of condos sold in Jersey City downtown at or over 100% of ask price

57% of the 174 condos sold from March 15 to June 15, 2015 achieved 100% or more of the asking price. Among those that got above asking:

Unit #401, 1195 sq. ft. @ The Gulls Cove, 201 Marin Blvd achieved 109% of list price, sold for $815,000.

Unit #212, 1754 sq.ft. @ Claremont Cove, 1 Green Street, sold for $915,000 or 108% of asking price.

Unit # 22G, 710 sq.ft. @ the A Condominium, 389 Washington, achieved 104% of list price, sold for $675,000.

Unit 2602, 1104 sq.ft. @ the Mandalay 20 2nd Street, sold for $920,000 and 103% of asking price.

Unit 11B, 1471 sq.ft. @ 700 Grove, achieved 104% of list price and sold for $726,000

June condo sales surpass May in downtown Jersey City

Jersey City downtown condo sales are on the rise again. With days away from the end of the month already 59 condos have changed owners compared to 58 for the entire month of May.

At the Portofino building, 65 2nd Street, 3 condos sold at 100% of their list price: units 2505 for $565,000; # 1503 for $570,000, slightly above asking price; and # 1103 for $625,000. Unit #2505 achieved highest price per sq. ft at $706.

At the Mandalay, 20 2nd Street, unit # 310 sold for $530,000, that is 103% above its list price. Price per sq. ft. $757.

At Montgomery Green, 105 Greene Street, unit # 1802 sold for $1,385,000 in 34 days on the market @ $790 per sq. ft.

High rise condos low on sales in Jersey City downtown

54 condos sold in Jersey City downtown in May compared to 56 in April. Of the 54 that closed 34% or 18 were in the waterfront high rise buildings that offer amenities such as concierge, spas, gyms and club rooms. 35 condos of the 54 were sold at or above asking price

The Trump building at 88 Morgan tied with the new construction at 471 Monmouth as the most popular address for buyers in Jersey City downtown area. 5 units in both buildings changed ownership in May. 4 of the 5 sales at 471 Monmouth were at asking price or above. At the Trump only 2 of the 5 sales achieved asking price and above.

$838 the average price per sq. ft at the “A” condominium Jersey City downtown

Of the 6 condos sold so far this year at “A” building at 389 Washington Street, downtown Jersey City, the average per square foot price achieved is $837.66. The highest price per sq. ft is $901.06, achieved in March 2015.

The highest price paid for a 2 bedroom, 2 bathroom condo at the “A” is $1,105,000 for a 1366 sq. ft. unit on the 32nd floor. This sale closed earlier this month. A unit with a similar floor plan on the 19th floor closed at $999,000.

The highest price paid for a one bedroom unit is $680,000. The 771 sq. ft. condo on the 31st floor sold earlier this month.
