There are some well priced Jersey City condos for sale now and with most buyers distracted by holiday festivities, this is the time for you to make an offer.

In the Shore Club Newport building you will find a 2 bed 2 bath 1270 sq ft condo offered at $704 per sq ft.  In October this year a unit 1 floor below sold at $669 per sq ft.  Similarly in the Trump building you can find 741 sq ft of living space on the 5th floor offered at $607 per sq ft.   This compared to one on the same floor which closed earlier in the year at $537 per sq ft.

13 new listings came on the market within the past week ending November 16.  Including in the most recent listings are units at the Trump Towers, The Mandalay and the Shore Club buildings.

The unit at the Trump building is 741 sq ft and listed at $450.000 while the condo at The Mandalay offers more space 1173  sq ft for $900,000.   The Shore Club Newport Tower offers 1270 sq ft also for $900,000.  Among the other new listings for sale are condos at the Portofino building, 700 Grove and Liberty Terrace.

Entertaining for the holidays and wondering where you are going to fit everyone and everything?   Lets face it, living downtown Jersey City has its perks, views, accessibility, dining, convenience and more.  But there are times when we all wish we had more space in our condos, but we don’t, so here are some tips on how to create the illusion of space.

Begin by focusing on one or two rooms in your condo, say the living room and dining room/area and start removing things you have not used or are no longer useful.  Too much stuff is distracting, and makes a room look smaller than it really is.

Don’t clutter your walls with pictures, they make the wall appear crowded. Keep the floors clear and remove anything that blocks the view into the room. Remove large rugs. Place large pieces of furniture against the wall making sure to leave space in the middle of the room, so that it appears wide open.  Avoid using furniture that is too tall as this darkens the room and adds to a cluttered look.  Make sure there is lot of space between your furniture.  Mirrors can make a huge difference to the appearance of a room, they reflect light and make the room look larger.   If your dining room/area is small use a glass top table to open up the space.

10 Jersey City condos were sold during week ending November 9, 2013.  Among the condos that changed owners are units at the Trump Towers which sold at 98% of list price, 180 Washington which fetched 100.03% of list price, 158 Wayne Street Dixon Mills at 100.01% and 300 2nd Street also at 100.01% of sale to list price.
