High rise condos low on sales in Jersey City downtown

54 condos sold in Jersey City downtown in May compared to 56 in April. Of the 54 that closed 34% or 18 were in the waterfront high rise buildings that offer amenities such as concierge, spas, gyms and club rooms. 35 condos of the 54 were sold at or above asking price

The Trump building at 88 Morgan tied with the new construction at 471 Monmouth as the most popular address for buyers in Jersey City downtown area. 5 units in both buildings changed ownership in May. 4 of the 5 sales at 471 Monmouth were at asking price or above. At the Trump only 2 of the 5 sales achieved asking price and above.

New condo listings available in Jersey City downtown

Just listed at the Mandalay, 20 2nd Street, Jersey City, New Jersey. One bedroom, one bathroom condos ranging in size between 675 sq ft and 700 sq ft @ prices ranging between $755 per sq ft and $855 per sq ft. The last one bed one bath condo to change hands in the Mandalay fetched $724 per sq ft.

Also just listed at 20 Newport Parkway, 925 sq ft one bedroom one bathroom @ $727 per sq ft. The last unit to sell in the Shore Club South building fetched $701 per sq ft in August.

New to the market at the Trump Towers, 88 Morgan Street. 2 – one bedroom one bathroom condos @ $655 and $751 per sq ft respectively, and a 2 bedroom 2 bathroom unit at $758 per sq ft.

Sold recently at the Shore Club, Jersey City downtown, 1 Shore Lane (Shore North): Unit 2306 – 800 sq ft 1 bed, 1 bath $645,000 and Unit # 1112 – 1335 sq ft 2 bed 2 bath $930,000. 20 Newport Parkway, Shore South, Unit 2011 – 1270 sq ft, 2 bed, 2 bath $890,000

New to the market: 20 Newport Parkway # 806 @ $899.998

At the Mandalay, 20 2nd Street – 5 active listings $510,000 to $875,000

At Trump, 88 Morgan – 13 active listings $469,999 to $1,400,000

Jersey City downtown condo prices continue to climb, sale pace slows

If we compare condo listings new to the market and those that went under contract so far this month, with the number of new listings that went under contract for the same period in May, then it would be safe to say that there is a decline in the number of buyers who are signing on the dotted line to purchase condos in the Jersey City downtown area. From June 1 thru June 19 this year, forty four condos came on the market, but only 3 of those are DABO under contract.

During the same period last month May 1 thru May 19, twenty one condos came to the market, and 14 of those went under contract.

Despite the apparent slow down in the market, condo prices are still increasing. Condo # 1908 at 1 Shore Lane, a 925 sq ft, one bed one bath unit, listed at $702 per sq ft earlier this month, is under contract after 9 days on the market. In the same building unit # 1212 closed yesterday at $685 per sq ft.

Similarly unit # 1004 at Trump Towers 88 Morgan Street, 1152 sq ft, 2 bed 2 bath listed earlier this month at $660 per sq ft, is now under contract after 2 days on the market. Unit # 3308 in the building closed earlier this month at $771 per sq ft.

Coming soon to Jersey City downtown, Trump Bay Street condo rentals

Breaking ground in a few days in Jersey City downtown is Trump Bay Street, a 447 unit rental apartment building which will be located next to Trump Plaza residences at 88 Morgan Street. The project is a joint effort of Donald Trump’s Organization, Kushner Companies – owned by Trump’s son-in-law, and KSBR Group of New Jersey.

The Trump Plaza residences, a 55 story condominium Tower at 88 Morgan which was completed 6 years ago is one of the most popular addresses in the Jersey City area. Its 2013 condo unit sales surpassed all other Jersey City downtown buildings. Trump Plaza was engineered by Dean Geibel in a licensing deal with Donald Trump.

Just listed at the Shore Club, Jersey City, unit #1710 – 1280 sq ft @ $969,888 or $757.72 per sq ft, The last condo sold at 1 Shore Lane closed on March 6, a cash transaction for unit 1606 – 800 sq ft @ $540,000 or $675 per sq ft. Also sold at the Shore Club, 20 Newport Parkway, unit # 2610 – 1280 sq ft for $890,000 or $695 per sq ft. This condo lasted 5 days on the market and closed on March 28.

Also just listed at the Trump, 88 Morgan Street, Jersey City downtown is unit # 1607 – 762 sq ft @ $545.000 or $715 per sq ft. The last condo sold at the Trump Towers was unit #602 for $515,000 or $649 per sq ft. This condo closed on May 1.

Still available for sale at the Mandalay building 20 2nd Street in unit # 1810 – 697 sq ft @ $529,000 or $759 per sq ft. The last sale in the building occurred on March 25, unit # 706, a 675 sq ft unit that closed at $540,000 or $800 per sq ft. This condo last 12 days on the market.
