Learning to avoid some common mistakes when buying a home can reduce the stress most buyers experience at this time.
Firstly do your research. Sit down with professionals – lender and agent before you start house hunting. The lender will help you determine what you can afford. Your agent will help you save time and money, and will be there for you until closing. Examine your needs and wants in the new condo or house.
Secondly don’t wait too long to make a decision especially in the current seller’s market. While looking at everything is tempting, if you fall in love with something, buy it. You may find it is no longer available when you get back to it. Don’t rush into a decision, but if the house feels right sit with your agent and come up with an appropriate offer.
Don’t get caught up with the small details and overlook the big picture. Overlook the decorating features, they are easy to change. Look at the floor plan, layout, room sizes. Leave the rest to the inspector you will hire after your offer is accepted.
Be smart about the process especially in a seller’s market. In a highly competitive market some buyers waive the home inspection to gain the advantage over the competition, and so that the loan can go through quickly. Be patient. If you discover defects after closing you own those defects.
